    Honestly, can you make money when our SGD is stronger than these regional currencies?
    My feel has always been that even if you make capital gains on your property, they could possibly be eroded with the depreciation of the regional currency vs SGD as can be seen in the MYR recently!!

    No overseas property for me as I kiasu haha!!

    Interestingly, most buyers had mistakenly assumed our government will compensate the home owners with a replacement flat or through some cash payout at the end of the lease.

    That is a wrong perception.

    There is no residual value after the lease runs out.

    Our government is not obligated to pay anyone anything after the lease expires.

    If our government so decides to compensate these owners, it is really their prerogative and it is not an obligation on their part.

    The lease system works somewhat like a Tenancy Agreement.

    After the Tenancy Agreement ends, other than returning the security deposit back to the tenant, the Landlord is not obligated to pay or incentivise the tenants to move out.

    Only in some cases where�the government takes back the land before the lease is expired will there be compensation.

    I am not sure about government but for private leases the owner of the land has a right to ask for the land to be returned in original state, ie leaseholders have to pay for the demolishing of the building and restoration. So it would intererestng to see what happens to leaseholder of the shore condo have to do to make good with FEO when the lease runs out

    I heard govt has some plans around the area, I believe they are looking to take back all the land back from the condo's residing inside so I doubt the extension would happen.

    Anecdotes from my end. Two expat�friends have recently moved out of their River Valley rental�apartments because they found nicer/bigger units elsewhere.

    One moved to an apartment on Sentosa (paying less than his RV unit) and another one moved to a recently TOP townhouse at West Coast (for same price as the RV unit).

    Home prices in the city-state fell 3.45 percent during the year to Q1 2015, its sixth consecutive quarter of decline. Prices dipped 1.12 percent quarter-on-quarter during the previous quarter.

    This comes as both demand and supply fell across the country. In the first quarter of 2015, the number of private homes sold plunged 27 percent to 1,258 units, according to data from the Urban Redevelopment Authority (URA). The number of private homes launched also plummeted around 40 percent to 1,189 units in the period.

    The Ministry of Trade and Industry (MTI) stated that Singapores economy expanded by a modest 2.6 percent in Q1 2015 from the year before, up from the previous quarters 2.1 percent growth. The economy is expected to grow between two and four percent this year, after rising 2.9 percent in 2014.

    Aside from Singapore, the worlds other weakest housing markets include the UAE (Dubai), China (Beijing), Russia and the Ukraine (Kiev).

    Meanwhile, Ireland has emerged as the fastest growing property market, with residential prices surging 17.57 percent during the year to end-Q1 2015. It was followed by Hong Kong, Estonia, Sweden and Israel.

    The Global Property Guide is a research house and website dedicated to residential property. It covers market trends in 101 countries.

    Actually I've always thought Sentosa is a lousy place to live if you really want convenience.... Just driving out of there takes a good 15-20 minutes....

    sentosa condos was borne out of desperation by garmen to make $ out of GLS etc, it never had a proper neighbourhood plan, & considering most of the owners there arent citizens, i thk garmen wont ever bother improving that area.

    Yeah i'll need to catch up with him and see how he's settled in. He doesn't drive here, so I'm sure he's relying on the shuttle buses/public transport/walking. He used to walk to work every morning from river valley to his office at AXA tower.

    He goes in early to the gym every morning at AXA tower, then showers and changes to his work clothes before heading up to his office. Evenings he usually works late or has meets up with people so he cabs it home.

    I really need to catch up with him and find out how his habits have changed now with his Sentosa lifestyle.

    sentosa is in a bind. If they build more roads into the island, the highend feeling goes away, yet it has an infrastructure problem of being far away from everything.

    No medical center will open there coz not enuff pple n road too jam n garmen will never sell land there cheap, no school save for expensive private centers will open there

    its dead in the water IMO.

    - MAS have been preparing us all for a possible interest raise rise. �It is possible.

    - Stamp duty and other controls could be removed if the market really started to slide.

    - Quantitative easing money from China has massively reduced. �Money is departing Asia.

    It is a buyers market. �I would avoid investment properties, but there are good opportunities for a owner occupier.

    interest is all time low, with everyone expecting 20% discount

    So last week I didn't meet my friend who moved to Sentosa because I had to fly to Jakarta, but my colleague had dinner with him and apparently he loves it on Sentosa and says it's very convenient even though he doesn't own a car. I guess there's a decent shuttle service for residents.

    An old family friend is getting transferred back to Singapore and also decided to rent on Sentosa.

    Yes rentals there are lower than a comparable unit on the mainland. Surprisingly lower.

    u must love getting stuck in traffic. having an alternate to driving is always a plus for the whole family coz not everyone can or will drive.

    agree. now i don't take mrt. so, it's ok.

    just that i feel next to mrt is easy to sell or tenant out

    also i might not drive in the future should i choose to, so next to mrt would be perfect

    Freehold or 99LH next to MRT?

    Guess it's a choice between time/convenience on one hand(near MRT but LH) vs long term�likelihood of better appreciation in view of the property being FH.

    Which one you value more would be the answer. Time and convenience is an immediate gain and adds up over a long period. FH whilst likely to maintain its value and chance of appreciation shld be better than LH will still depend on how well the condo is managed so this is ?
